Or location. New houses are still nowhere near anything at all and the oldest houses are deep in cities and other desirable areas.
Yeah my house is almost 100 years old but it's pretty close to a lot of stuff. The small bit of land is worth as much as the house.
Always irks me when articles and pundits talk about housing prices without distinguishing between land value and structure value. Like...the data is easily accessible. Just look at the parcel map, not Zillow or whatever.
