Basically what happens is this:

• There's a significant fixed cost associated with maintaining gas infrastructure
• When there are fewer ratepayers, that cost is spread over fewer people
• So once more than a certain percentage of the population quits gas, it kicks off a spiral of increasing prices that push everybody who can afford to get off gas off it
• The few that are left are in real trouble financially.

This is why there has been a push in places like Ithaca to do it block-by-block, allowing for distribution shutdown in conjunction with individual building improvements.

New York Attorney General Letitia James on Wednesday said the state would launch a portal for residents to provide pictures and videos of Immigration and Customs Enforcement (ICE) agents operating in New York City and the rest of the state.

Politico reports that at a Hamptons fundraiser last Saturday, Cuomo told his well-heeled supporters that, contrary to all available evidence, he could win the New York mayoral race as an independent—because he was likely to have the implicit support of President Donald Trump.

The imperative of defeating Mamdani justified the new coalition Cuomo is trying to create of his die-hard loyalists (who are Democrats) with Trump Republicans.

Some of that latter group might be tempted to back Curtis Sliwa, the actual GOP nominee in the race. Cuomo told these donors, “We can minimize [the Sliwa] vote, because he’ll never be a serious candidate. And Trump himself, as well as top Republicans, will say the goal is to stop Mamdani. And you’ll be wasting your vote on Sliwa.” Cuomo went on to emphasize that he’d be a mayor who could find common ground with Trump:

prospective tenants wouldn’t be allowed to rent a rent-stabilized unit unless they could prove that the rent would eat up at least 30 percent of their household income.

Even worse, if hatred towards renters is policy, this is a gateway to kicking you out of apartments when your income increases.

Somehow the motive behind this policy is fury that Mamdami is not kicked out of his apartment regardless of what his income situation was at the time he rented it.

Rent stabilization exists in most cities in the world. It is a fine proposition for landlords who have fixed financing costs known at start of rental period, and are allowed rent increases that exceed property tax/expense increases over time. Guaranteeing profit expansion.

Giving landlords more extortion power, not only causes division and hatred, but can easily backfire by forcing mass rental exodus towards home purchases, and competition with landlords for extortion, but at lower profits.
