These changes:

  • require landlords to provide a reason to end a lease - ending ‘no grounds’ terminations for tenants
  • make it easier to keep a pet in a rental home
  • limit rent increases to once per year for all lease types
  • prevent extra fees at the start of a tenancy, including fees for background checks and for preparing a tenancy agreement 
  • ensure tenants can pay rent by bank transfer.

Ah, some good news!

I recommend reading (or at least skimming) both those pages zero_gravitas linked, they're good summaries with key information, e.g. two of those changes were enacted from 31 October 2024, since these (and a couple of changes yet-to-come) were passed in October 2024.

Some nice changes. I'd also like to see limits not just on how often rent can be increased, but by how much. There's a vague "above market rate" consideration for excessive rent increases, but it's probably not all that enforceable.
