Looking that way, the symbolic attack on Qatari US military base today, shows that neither Iran nor USA wants a direct confrontation at this time. Israel will take it because their Air Defence is almost useless. With this timeout, Israel will rebuild, free of charge from Uncle Sam. Iran needs to clean house, way too many moles and spies. They also have to deal with the liberal reformists that wants to normalize relation with the West. It's obvious the US-West only wants regime change in Iran. They can go the DPRK way and build the Nuke, allowing no UN inspectors to enter Iran, again they will have to deal with the numerous spies. This will isolate Iran, because neither Russia or China wants Iran to have nukes. If Iran is skillfuls with their diplomacy, this isolation should be temporary, because Iran still plays an important geo strategic role for Russia and China.

Nuclear deterrence will save lives. A direct confrontation with US and West right now, will be deadly. I don't underestimate the murderous destructive force of these Western maniacs.

IF Iran accepts a ceasefire it must be, and probably would be, with the knowledge that it's only temporary and that the war will inevitably resume.
We must remember Israel started this with surprise attacks on Iranian infrastructure, while Israeli infrastructure just couldn't withstand the sustained might of Iran, a ceasefire simply as a means to re-arm helps Iran far more than it helps Israel.
The long-term damages will be more relevant for Israel as a sizable portion of their population is now going to wonder if they have enough of a spine to squat on other's land when the other side starts shooting back in earnest. The average Israeli wasn't alive for the last time Israel was in a peer war and has never dealt with a real military raining ordinance down on their heads, and a tremendous number of them have multiple passports and can leave whenever. Iran doesn't have that problem.

They never even formally requested assistance from China or Russia. Maybe they should have tried putting in formal requests for assistance from allies before surrendering? They STILL won’t commit to forming a military alliance with China and Russia because they STILL are holding out hope for westerns sanction relief. They are cooked.
It's reported that Israel does have air superiority over certain regions of Iran (Israel claims much more /all of Iran but that's highly doubtful)
Israel opened the fighting with successfull attacks on Iranian infrastructure and commanders.
Meanwhile Israel's problem is just an inability to deal with the constant barrages from Iran, there was no surprise attack on their capabilities.
So while a ceasefire does benefit Israel in being able to re-up their Air Defenses, it also has much greater potential to help Iran, as they would now be able to access and/or move infrastructure they can't currently access and also they can better organize/embedd their new command structures.
I'm aware of reports they haven't received a ceasefire and/or don't intend to accept one. This is just explanation for why they would potentially accept a ceasefire.

As others have said not going to buy this until Israel fulfills their side of it.
The only way I can see that is 1. They were really feeling the pressure from their citizens given the constant strikes from Iran and their economy was at risk of collapse and/or 2. They believe the bombing critically set back Irans ability to acquire nuclear weapons.
I’m a bit surprised Iran went for it given they can’t really trust Israel/US and that it seemed the US wouldn’t get involved more if they just kept the pace of rocket attacks steady without escalating to blocking the strait or something similar.
Either the attacks had a major impact or they would rather take the deal to get the US out of the picture while they push to actually make a nuclear weapon now given that’s the only defense guarantee they can count on.
You're missing scenario 3: Iran managed to deplete Israeli AD and destroy a significant number of critical military buildings and Israel doesn't want it to continue and the US isn't willing to start a war to save them.
My thought is why not continue to push Israel then if that’s the case?

Ceasefire confirmed, I’d expect Iran pushes for nuclear weapons at this point since this isn't the last of aggression they’ll face from Israel.
It's worth noting that a ceasefire can be a strategic weapon in a war of attrition, so long as you know it's temporary and take the time to re-arm.
We have seen brief (basically unilateral decision by Russia) ceasefires between Russia and Ukraine where Russia takes the opportunity to re-arm/examine strategy and Ukraine just takes any respite they can get.
Iran accessing and potentially relocating weapons currently unusable due to the initial Israeli attack and limited regional air superiority (caved in storages where the actual weapons are fine just inaccessible currently for example) is much more valuable than Israel re-upping their air defense for it to just be depleted again.

I saw a clip recently where a guy pointed out that construction in Israel stopped about 600 days ago, and that it's difficult for Israel to recover from every building Iran destroys, whereas Iran is so big that it doesn't cause their entire country to come to a halt because of Israel's attacks and can recover fairly well.
I genuinely wish Iran wouldn't stop until they could make demands of Israel (would be hilarious if among their demands was that Iranian investigators be allowed into the country to ensure Israel will not break their ceasefire)
